"What is even going on?"

​Yes, they are still people that have not heard about 17 Herff. In an effort to shed a little light on the situation, and hopefully dispel a bit of misinformation, here is a summary.

Simply put - a developer, Weitzman Group - purchased a 26+ acre parcel along the Cibolo Creek on Herff Road. The previous owners of the property requested the property be annexed and this request was approved by City Council back in January. At this point, the property received a temporary zoning of R-A which is defined as Single Family Residential - Agriculture District. As the property had not previously been within city limits, it did not have a zoning. In early February, the developer requested a permanent zoning from the Planning and Zoning Commission. This requested zoning, MU-2 and R-4, corresponds to a Mixed Use Community District and High Density Residential District, respectively.

The current plan, to the best of our knowledge, is to place several 3 story apartment buildings amounting to 250 units along the creekside portion of the property as well as numerous pad sites for retail businesses along the road frontage. This, of course, led to a number of concerns for the site - increased traffic at an intersection where many of us already sit through numerous light changes, risks to Cibolo Creek as the increase in impervious cover would allow stormwater run-off to wash pollutants and litter typically associated with parking lots to drain into the Cibolo, and as this property is situated just across the creek from the Cibolo Nature Center, threats to the view and escape many of us enjoy as we venture out on the trail and down to the creek with out families.

City Council has set a public hearing date for this proposed zoning for April 11th during the regularly scheduled City Council meeting. The Council has been willing to listen to the the citizens and we continue to encourage everyone to contact both the Council and the Mayor to voice their concerns over the proposed high density zoning at 17 Herff!
